“A small neighborhood of energy-efficient homes should be ready for residents by this fall.

Village Real Estate’s newest development, Nouvell, is planned for Solon Drive in East Nashville. The 15 single-family homes, built by Woodland Street Partners, are set to be LEED-certified.

“I’m calling them energy-efficient, modernistic, shed-style Craftsman architecture,” Village’s listing agent Newell Anderson said. “It’s a little cul-de-sac, nicely elevated with a little bit of view.”

The DA|AD-designed homes will range from 1,400 to 1,800 square feet, all three bedrooms and two-and-a-half baths, priced between $225,000 and $275,000.

“Anything the Woodland Street guys have done is done well and not on the cheap and they have a presence in East Nashville,” Anderson said.

While the area housing market has shown signs of recovery in recent months, it isn’t yet out of the woods, especially since everyone’s watching for the effects of the expiration of home buyer tax credits. To help Nouvell stand out in a still crowded market, Anderson said he will showcase the project as unique to Nashville.

“I don’t know of any [LEED-certified developments] that are single-family homes, so we are excited about it,” he said. “And we think East Nashville is a nice neighborhood for it.”
