Here’s a cool video from Weiss Analytics that plays out how Nashville home values have moved over the last 15 years. They use a red light, green light triggers for appreciating and depreciating values. The video also shows predictions for 2016 (which mostly appear positive).
I recall that in my own business, things moved along at a decent pace until 2009, but watch in the video what happens in 2007. Homes were still moving, but values started a steady, scary decline all of a sudden. I keep hearing that economists believe another correction is coming soon, but this video doesn’t forecast that. At least not in the metro area.
Luckily, the majority of Nashville home owners are currently in a strong equity position. That also doesn’t seem like it will be changing in the near future.
