As agents, we can tell immediately because the listing has a yellow flag in the Realtor MLS, but as a consumer you don’t have access to such info… that is until now.
On the revamped home search at NestingInNashville.com/search-the-MLS/ , consumers can now see the flag too. You can even exclude contingent properties from your search!
At any give time you can expect about 30% of the homes you see on Zillow, Trulia, and Realtor.com to already be under contract. We keep homes “active” in the system until all contingencies are lifted; it’s part of our MLS rules. For most transactions that means a seller has accepted the terms of an offer and entered a binding contract, but they are now awaiting inspections and and appraisals to be cleared.
