So you’ve heard about the recent changes in real estate commissions and wonder, “Will I need to pay my agent in Nashville?”

The short answer is: Possibly but probably not.  Don’t worry; we’ve got you covered.

Before we talk about the numbers, let’s discuss the second change that has come about with the new rules:

It’s now a national requirement that you must sign an agreement with an agent before touring homes.

Here’s something that sets us apart: Our team uses a Non-Exclusive agreement. What does this mean for you?

  • You’re not locked in. You can work with someone else if you feel we’re not the right fit.
  • You get peace of mind. We’re confident in our abilities and experience, so we don’t need to tie you down with a restrictive agreement.

Now, here’s how we approach commissions in this new landscape.

Sellers and listing agents are no longer allowed to publish and advertise an offer of buy-side compensation in the MLS. However, this doesn’t mean they aren’t willing to or expecting to pay it.

Our Advantage

  1. We charge a straightforward 2% commission. This is lower than the industry norms.
  2. When we write an offer for a home you love, we’ll request that the seller pay our fee. In most cases, this works out just fine.
  3. If a seller offers more than 2% (which happens often), we have ways to pass those savings on to you. This could mean negotiating a lower purchase price or asking for closing cost credits.
  4. In the rare case where a seller refuses to pay, we’ll work with you to find a solution. This might involve adjusting the offer price or exploring other arrangements.
  5. No matter what, we show you any property you’re interested in. Our job is to find you the right home, not to cherry-pick based on commissions.

The bottom line? Our goal is to be your advocates throughout the home-buying process, using our expertise to fight for your best interests – without breaking your bank or locking you into a commitment you aren’t comfortable with.
