You’ve probably noticed on most of the big websites like Zillow and Trulia, it can be hard to tell if a property is already under contract. On our site, we’ve got a super secret method of weeding out all the under-contract homes here in Nashville.
No matter how you search, you can use the “advanced search” menu and click “status” to see some options. If a property says “Active Contingency” or “Active Financing,” it means the seller has already accepted an offer. It’s possible that they could come back on the market, but those are already spoken for.

You want to click “Active” under the advanced search menu to weed out the properties without active contingencies. You can also save your search, which allows you to get automatic updates based on your preferences for area, as well as number of bedrooms and bathrooms.
