Remember when buying your first home in your late 20s was the norm? Those days are long gone. First-time buyers now have a median age of 38 – the oldest recorded in NAR's reporting history. Back in the 1980s, most first-time buyers were in their late 20s.
This isn't just a number – it's a reflection of how challenging today's market has become. Higher interest rates, steep home prices, and affordability concerns are forcing potential buyers to wait longer to make their move.
Here's a stat that might surprise you: more than one in four home purchases are now all-cash transactions (26%). That's a record high!
Who's driving this trend? Mainly Baby Boomers who are cashing in on their current home's equity to buy their next one without financing. Investors are also swooping in with cash offers on lower-priced properties, making it even tougher for first-time buyers who need loans.
Seventeen percent of buyers are now purchasing multi-generational homes – the highest rate on record. This is up significantly from just 12% a few years ago.
The reasons are practical: 36% cite cost savings, while 25% need to care for aging parents. It's part of a growing trend called "collaborative homeownership" – families pooling resources to make homeownership possible.
While neighborhood quality remains important, affordability has become a top priority for 36% of buyers. Interestingly, convenience to work has dropped to 34% (down from 52% a decade ago), thanks to remote work flexibility.
This shift means buyers are willing to look further from traditional job centers if it means finding something they can actually afford.
Only 27% of today's buyers have children under 18 at home – the lowest rate since 1981. With buyers getting older and staying single longer, the demand for specific home types and community amenities is shifting.
Here's the stat that really stands out: single women now make up 24% of first-time buyers – a significant jump from recent years. Meanwhile, single male buyers have dropped to 8%.
This trend is particularly meaningful when you consider the barriers women have historically faced in homeownership. For decades, single women were often dismissed by lenders or told they needed a co-signer simply because of their gender.
