We're James and Stephanie Crawford, a husband-and-wife team, lifelong Nashvillians, and the founders of Nesting Realty. Since 2003 we've helped more than 500 families buy and sell homes across Nashville and Middle Tennessee.
We keep the business small on purpose. The two of us handle every showing, negotiation and closing ourselves, with no assistants, trainees or hand-offs. That means we take on a handful of clients each month, and every one of them gets our full attention.

Stephanie Crawford
A Nashville native, Steph got her real estate license in 2003 to help with home renovations and investment flips. She figured out quickly that the houses weren't the part she loved. Helping people through buying and selling was.
She's the data side of the team: pricing, market trends, and how well a neighborhood is likely to hold its value. She serves on the Board of Directors for Greater Nashville Realtors®, an association of more than 5,000 members, and on the Realtracs MLS Advisory Committee. Every contract, negotiation and pricing strategy goes through her.
In 2014, after years of confusing symptoms, Steph was diagnosed with multiple sclerosis. For several years it stayed mostly invisible. Then a major attack in 2019 left scarring on her spinal cord that made walking hard, and today she uses a wheelchair. She rebuilt her practice around it. She runs pricing, contracts and negotiations from our home office in Donelson, and James handles everything that happens in person.
Living with MS has also changed how we look at houses. A step at the front door, a narrow hallway or a high shower curb matters a lot more when you live with one. If accessibility is on your list, start with finding a Nashville home with accessible features.

James Crawford
James started out in Nashville's creative world, first as a musician and then as a graphic designer in the late '90s. He joined the business full-time in 2014, after Steph's MS diagnosis, and he brings his design and marketing eye to every listing and every buyer relationship.
Clients describe him as calm, genuine and quick-witted, the person who keeps a stressful process manageable. He's the one in the field: showings, walk-throughs, listing appointments, inspections, and making sure nothing gets missed between contract and closing.
Giving back
Every time we close a sale, we make a donation to two organizations close to home:
Habitat for Humanity Nashville
Affordable homeownership for Nashville families.
National Multiple Sclerosis Society
Research and support for people living with MS, Steph included.
With each closing we also contribute to RPAC, the REALTORS® Political Action Committee, which advocates for homeownership and property rights in state and federal legislation.
Life beyond real estate
Outside of work, Steph loves audiobooks, live music, her swim spa and Nashville's restaurant scene. James likes cooking, strength training, tabletop games (he's an unapologetic geek) and a good single-malt scotch, though not on the days he rides his Indian motorcycle.
We live in the historic Bluefields neighborhood in Donelson with our dog, Barkley, and we invest in Nashville rental housing as part of our plan for retirement.
