Stephanie Crawford

Broker · Strategy, Negotiation & Contracts

Stephanie manages all pricing strategy, offer writing, contract negotiation, and transaction oversight from our home base in Donelson. She has MS and uses a wheelchair — and has built a practice that lets her do this work at the highest level without compromise. Every word of every contract goes through her.

Twenty-two years is easy to say. Here's what it actually means in practice.

When an inspection report comes back with a list that looks terrifying, we know which items are genuinely material and which ones are standard for a 1980s Nashville ranch. When a buyer gets cold feet the night before closing, we've talked people off that ledge before — and we know when to let them go. When an appraisal comes in low, we know how to build the case and when the numbers just don't work.

We navigated the 2008 crash. We navigated the 2020 frenzy. We've seen what happens when sellers overprice into a shifting market, and what happens when buyers waive too much in a hot one. That context doesn't live in a database. It lives in the person handling your deal.

Large teams carry real overhead — staff salaries, office leases, marketing budgets, lead generation costs. That overhead creates pressure, and that pressure flows downhill to you. It shows up as a nudge to list slightly under market so it moves fast. An encouragement to take the first offer before the weekend is over. A quiet push to make a concession that keeps the deal together — because their pipeline needs it, not because it's right for you.

Our business runs on referrals from past clients. That means our only real incentive is that you end up in a good position — financially and otherwise. We have the patience to wait for the right buyer, push back on a low offer, and tell you when the timing isn't in your favor.
