Your First Nashville Home Tour: What to Expect and How to Prepare

Touring homes should be exciting, not overwhelming. After over 20 years of guiding Nashville first-time buyers, we know exactly how to make your house-hunting experience productive and stress-free.

Before You Tour: Setting Yourself Up for Success

Create Your Wish List

Send us your must-haves, nice-to-haves, and absolute deal-breakers at least 24 hours before touring. This helps us curate homes that actually match your needs.

Pro tip: We'll add homes to your list that you might not have considered but could be perfect matches.

Limit Your Tour

We recommend seeing no more than 5 homes per tour. Beyond that, everything starts blending together, and you'll experience decision fatigue.

Quality over quantity leads to better decisions and less stress.

Dress Comfortably

Wear comfortable shoes and clothes you can move in. Some sellers require shoe removal or booties, and you'll be doing plenty of walking and stair climbing.

Think comfortable, not formal - you want to focus on the homes, not your feet.

How We Handle Your Nashville Home Tours

Strategic Route Planning

We organize tours geographically and by priority, so we're not backtracking across Nashville. Time constraints and seller availability get factored in before we leave.

Complete Preparation

You'll get listing sheets for each property, and we'll have studied every home's highlights, neighborhood context, and any special features worth noting.

Ride Together or Separately

We prefer having you in our car - it's perfect time to get to know you better and discuss each home between stops. But if you have kids or prefer your own vehicle, that works too.

During Your Home Tour: What to Expect

🚪
Arrival

Entering Each Home

  • We'll always ring the doorbell and announce ourselves, even in "vacant" homes
  • We handle all lockbox access - you don't need to worry about keys
  • If children are with you, they stay with parents at all times and shouldn't touch anything
  • Some sellers may require shoe removal or booties - we'll let you know

How to Tour Effectively

  • Go through the home at your own pace - we'll follow and observe your reactions
  • Open closets, check out storage, look at everything that interests you
  • We're not tour guides - our job is watching how you react to each space
  • Ask questions about anything that catches your eye or concerns you
  • Save discussions about the home until you're away from the property

Important Privacy Reality

Many sellers now monitor their homes during showings through security cameras, video doorbells, and smart devices. Here's what you need to know:

  •  Hold off on discussing the home until we're outside or back in the car
  • Don't have detailed conversations on the front porch - video doorbells are everywhere
  • Save honest reactions for when we're away from the property

What We'll Help You Notice

Features That Match Your Needs

  • Elements from your wish list that you might miss
  • Potential for customization or future improvements
  • Neighborhood context and nearby amenities
  • Smart home features or energy-efficient elements

Potential Issues to Consider

  • Maintenance needs or signs of deferred upkeep
  • Layout limitations or awkward spaces
  • Noise factors or environmental concerns
  • Honest assessment of what repairs might cost

Questions We'll Ask to Help You Decide

We use open-ended questions to help you process what you're seeing and feeling about each home.

"How do you see this space fitting your daily routine?"

Helps you think practically about living in the space

"On a scale of 1-10, how does this measure up?"

Gives us concrete feedback to work with

"Is there anything that makes this a non-starter?"

Identifies deal-breakers early so we don't waste time

"Can you picture hosting friends here?"

Tests the emotional connection beyond just function

After Your Tour: Next Steps

  • Discuss any standout favorites or concerns
