We're James and Stephanie Crawford — a husband-and-wife real estate team, lifelong Nashvillians, and founders of Nesting Realty. Over the past 22 years, we've helped more than 500 families buy and sell homes across Davidson, Williamson, Wilson, Rutherford, Sumner, Robertson, Cheatham, and Maury Counties.

We keep things intentionally small. We personally manage every showing, negotiation, and closing — no assistants, no trainees, no handoffs. A handful of clients each month, each one getting our full attention.

Stephanie Crawford

A Nashville native, Stephanie began her real estate career in 2003 after earning her license to help with home renovations and investment flips. She quickly discovered her true passion wasn't in the houses themselves, but in helping people navigate the process of buying and selling.

Known for her tech-savvy approach and analytical eye, she's the data-driven side of the team — evaluating homes, market trends, and neighborhood appreciation potential. Her dedication has earned her a seat on the Board of Directors for Greater Nashville Realtors® (an association of 5,000+ members) and a role on the Realtracs MLS Advisory Committee.

She's also a proud MS warrior who has built her practice around doing this work at the highest level — on her terms, without compromise. Every contract, every negotiation, every pricing strategy goes through her.

James Crawford

James's path started in Nashville's creative world — first as a musician, then as a graphic designer in the late '90s. He joined the real estate business full-time in 2014, bringing his design, marketing, and storytelling instincts to every listing and every buyer relationship.

Clients describe him as calm, genuine, and quick-witted — the person who keeps a stressful process surprisingly manageable. Day-to-day, he's in the field: touring homes, meeting clients, running listing appointments, and making sure nothing gets missed between contract and closing.

Life Beyond Real Estate

Outside of work, Stephanie loves audiobooks, live music, her swim spa, and exploring Nashville's restaurant scene. James enjoys cooking, tabletop games (unapologetic geek), and a good single-malt scotch — though not on the days he rides his Indian motorcycle.

They live in the historic Bluefields neighborhood in Donelson with their dog, Barkley, and invest in Nashville's rental housing market as part of their long-term plan for retirement.
