The first question we get about 55+ living usually isn't about clubhouses. It's whether a community is big enough to have a life of its own — enough neighbors that the social calendar runs itself and you're not waiting on twelve people to fill a dinner table. Around Nashville, eight communities clear 500 homes. The biggest, Del Webb's Southern Harmony in Murfreesboro, is still being built: 1,111 homes planned, most of them still ahead of it.

Six that require a 55+ resident

Del Webb Southern Harmony, Murfreesboro

Pulte started building in 2022 and most of the 1,111 homes are still to come. If you want to pick your own floor plan and finishes, this is the biggest menu in the area. Del Webb Lake Providence, Mt. Juliet

The original Del Webb near Nashville, and the one most people have heard of. All 1,029 homes went up between 2007 and 2015, so every sale is a resale. That buys you mature trees and a social calendar that's already humming — and roofs and HVAC systems that are 10 to 18 years old. Nexus South, Gallatin

The cheapest way into a large 55+ community. D.R. Horton is building 860 homes here — townhomes from the low $300Ks, single-family up to about $500K. See Nexus homes for sale

Del Webb Southern Springs, Spring Hill

The priciest of the three Del Webbs: 802 homes, most selling in the $500Ks to $800Ks. One thing to check before you compare two listings — Spring Hill sits in both Maury and Williamson counties, and the property tax rate follows the county. Pull the tax record first. Del Webb Barton Village, Lebanon

Parkhaven, Hermitage

The only large 55+ community inside Davidson County: 500 gated homes, $500Ks to $600Ks, about 15 minutes from downtown. Worth knowing: leasing is allowed as long as the resident meets the age requirement, which matters if you might rent the home out down the road. See Parkhaven homes for sale

Two where anyone can buy

Age-targeted communities are designed and marketed for 55+ buyers — main-level living, lower-maintenance lots — but there's no age requirement. Your neighbors may include younger families, and when you sell, any buyer can purchase your home.

  • The Preserve at Belle Pointe, Lebanon: 1,000 homes built since 2021, mostly in the $300Ks to $400Ks.
  • StoneBridge, Lebanon: 800 homes built since 2010, a mix of houses and attached homes in the $300Ks to $500Ks.

Why Wilson County keeps coming up

Lake Providence opened in Mt. Juliet in 2007 and showed builders that 55+ buyers would move east of Nashville in large numbers. Lebanon followed with Barton Village, Belle Pointe, and StoneBridge, plus smaller communities like Colonial Village (146 homes) and Academy Place (114 homes). If you want a 55+ community and you're spending under $450K, Wilson County is where most of the choices are. Lebanon is about 30 miles from downtown on I-40 — if your family, doctors, and church are on the east side, it's worth a Saturday drive before you decide on Spring Hill or Murfreesboro.

If you want to stay in Davidson County

Parkhaven is the only large option. The rest are small, and resales come up a few at a time:

  • The Cloister at St. Henry: 240 attached homes from the 1980s near Belle Meade, mostly in the $300Ks and $400Ks.
  • Cedars at Cane Ridge, Antioch: 136 new-construction homes that started in 2025, around the $400Ks.
  • Ashley Green, Nashville: 114 attached homes built between 1987 and 1993, in the $300Ks.

Before you tour a model home

Find out what your current home will sell for first. The sales rep at Southern Harmony or Barton Village will ask what you can spend, and for most buyers the answer comes from the house they already own.

Bring your agent on the first visit. Many builders require your agent to be registered the first time you walk into the sales office, and won't let you add one later. If your home is paid off or close to it, a reverse mortgage for purchase can buy the new home with no monthly mortgage payment.
