These days, it’s a necessity that you consult with a mortgage broker in earnest before beginning your home search. It’s the smart thing to do. An offer that isn’t accompanied by a pre-approval letter is rarely considered.
The experience is always better at your favorite restaurant or the neighborhood market you regularly frequent. They give you that exceptional level of service. It’s no different when choosing a mortgage loan provider. We can tell horror stories about what can happen when you go to untested, fly-by-night, or gimmicky shops.

You’ll notice that there aren’t any big banks or online lenders on this list. Big banks are just fine for servicing your loan (and many of the originators/companies above will eventually sell your loan to a bank). Still, it is super-helpful to use someone local for originating a mortgage. You want someone with an office door we can knock on if trouble arises. You want someone who understands local customs and has an actual relationship with their underwriters and the local closing attorneys. Most importantly, it’s impossible to have accountability for the all-important closing deadlines when you only have a 1-800 number as a contact. Online is sometimes handy, but local is just better.
