Last year, the CEO of Zillow released a new book called The New Rules of Real Estate. One of the chapters discusses the best time to list your home for sale. They analyzed data from the last eight years, and they determined that if you list your home between late March and mid April, you’ll have the best chance of selling quickly and for the most money.
Zillow’s theory is that this is a magic window that you need to be listed in if you want to get selling results. However, this year, they have revised when they think the best time to list is — they have pushed the window back to early May. This is because the market has such limited inventory, which has caused buyers to spend much more time in the market. Zillow thinks that because buyers will have been in the market for so long come May, they will be more apt to make a stronger offer and pay a premium just to close a deal.Here in Nashville, it’s looking like our market will be strong for sellers all the way to at least the middle of May, if not longer. Regardless of whether these predictions play out, the Nashville market is very strong right now, especially for sellers.
