Davidson County
According to Chandler Reports the number of home sales recorded and average home sales prices both increased in July across Nashville and Davidson County.
 
There were 1,734 home sales recorded in July averaging $358,177 compared to 1,574 sales recorded in July 2018 averaging $345,146, resulting in a 14% increase in units sold and a 4% increase in average home sales prices.
 
Through the first seven months of 2019, the number of home sales recorded is up 7% and average home sales prices are up 4% from the same period of 2018. 
 
The median home sale price for the month was up 3% from last year to $290,000.
 
Antioch (37013) recorded the most home sales for the month with 198 sales averaging $232,043.  
 
Oak Hill (37220) recorded the highest average sales price of $812,766 across 19 sales.
 
34% of home sales recorded for the month were between $200,000 and $299,999.
 
Home sales over $1 million were up 29% with 53 sales recorded compared to 41 in July 2018.

Rutherford County
The number of home sales recorded and average sales prices were both up in Rutherford County.
 
There were 899 sales recorded in July, up 6% from 845 sales recorded last year.
  
Average home sales prices reached $282,484 compared to $264,442 last July. The median price was $270,000, up 10% from July 2018.
 
Year-to-date the number of home sales recorded and average home sales prices are both up 5% from the same period of 2018.
 
Murfreesboro (37128) recorded the most home sales for the month with 225 sales averaging $303,720.
 
The 37046 ZIP code recorded the highest average sales price of $593,750 across 1 sale.
 
44% of home sales for the month were between $200,000-$299,999.

Sumner County

The number of home sales recorded and average home sales prices were up significantly from last year.
 
There were 512 home sales recorded for the month averaging $301,360 compared to 455 recorded in July 2018 averaging $283,646 resulting in a 13% increase in units sold and a 6% increase in the average sales price.
 
Through the first seven months of 2019, the number of units sold is up 5% and average home sales prices are up 6% from the same period of 2018.
  
Hendersonville (37075) recorded the most home sales and the highest average sales price with 202 sales averaging $333,186.
  
34% of home sales in July were between $200,000-$299,999.

Williamson County
The number of residential units sold and average home sales prices soared in July.
There were 746 home sales recorded for the month averaging $576,275 compared to 707 sales in July 2018 averaging $523,737, resulting in a 6% increase in sales and a 10% increase in average prices. 
 
The median sales price was $492,000, up 5% from last July.
 
Year-to-date the number of home sales recorded is down 1% from the first seven months of 2018 and average home sales prices are up 7%.
 
Franklin West (37064) had the most home sales for the month with 197 sales recorded averaging $545,582.
 
Brentwood (37027) recorded the highest average sales price of $851,576 across 124 sales.
 
Home sales over $1 million were up 28% in July with 56 recorded for the month compared to 44 recorded in July 2018.
 
20% of home sales for the month were between $400,000-$499,999.
